Land Deal

The sale of a parcel of land in Baton Rouge leased to a parking company posed a challenge to Justin, but through research he discovered the limited supply of usable land in the area. Justin received three offers and sold the property in just 45 days.


Development Site in Greater Baton Rouge Area

Tasked with selling a vacant land site that needed rezoning and in a city that experiences historical flooding, Justin and his team went to bat for their client, advocating for the property to City Council members and collaborating with an engineer on a site plan to attract developers.

Continued Trend of Growth for Long-Term Client

Justin and his team worked with Dr. Rubin Patel to secure another location for Patient Plus Urgent Care in the Baton Rouge area. The site selection process was focused on finding a quality patient count and avoiding over saturation.

When looking to add a new urgent care clinic in the Greater Baton Rouge area, Justin's client relied on him to help them choose the best location for their needs. Justin was able to negotiate a below market rate for the purchase of the pad site.

​A successful Baton Rouge dentist had a retirement plan that involved holding onto his office asset for a minimum of 5 years. Through an aggressive marketing plan, Justin Langlois was able to attract multiple offers and exceed the client's expectations.


New Strip Center Achieves 100% Occupancy

Justin was met with a number of challenges as he guided his client to fill their newly constructed strip center with qualified tenants. Ultimately, four long-term NNN leases were executed and the retail center in South Baton Rouge is now fully occupied!


Goodwood Shopping Center Fully Occupied

Justin was able to bring Goodwood Shopping Center to 100% occupancy for the first time in many years. He worked to achieve a balanced tenant mix for the shopping center despite the challenges of a competitive market and existing floor plans.

Cats & Commercial Real Estate

A feline-only animal clinic was a new concept to the Baton Rouge market, and veterinarian Dr. Lacie Lee engaged the services of Justin Langlois to help her find the "pawfect" location. Justin ultimately negotiated a lease rate below market value.
