Development Site in Greater Baton Rouge Area
The site located on Joor Road in Central, Louisiana was comprised of twenty-five (25) acres. The owner of the property meticulously maintained the vacant land site for several years and was at a point in life where he was
ready to sell. The seller enlisted the services of Justin Langlois, CCIM to guide him in the pursuit of targeting single family residential developers as well as senior living / assisted living developers. In a city with a new mayor and new council members opposed to most new development, rezoning the property suitable for commercial use posed the greatest challenge. Also, nearly one-third of the residents in Central flooded in 2016, making site plan review very difficult.
With the most complete database in South Louisiana, Justin immediately began contacting single family residential developers and senior living / assisted living / nursing home developers. Utilizing the expertise of a local area engineer, Langlois was able to produce a conceptual site plan rendering and shared it with prospective developers. Justin proactively reached out to planning commissioners and council members to garner their support for the future development that would bring more families and revenue to the City of Central.
The sale of the vacant land site to one of the largest nursing home developers in Louisiana was accomplished. Success was achieved in the following ways:
The sales price attained for the property was 8.37% higher than similar land sale comps in the region.
Twenty-seven (27) single family residential developers received phone calls and email marketing campaigns from Justin Langlois.
Central’s Planning and Zoning passed the conditional use by a vote of four to three (4-3).
The City of Central will gain sixty (60+) beds in a new, state of the art nursing home facility.
