Patient Plus Adds Another Location


After opening several successful urgent care clinics in the Greater Baton Rouge Area, Dr. Rubin Patel and his team again enlisted the services of Justin Langlois, CCIM to guide them in the pursuit of another quality real estate site. Growth by way of additional locations seems obvious to many, but location intelligence is tricky and comes with its own risks. Prevalent challenges consist of over-saturation in the market, cannibalization of existing stores in a trade area and locating a quality patient population within a tight 2-mile to 3-mile radius.



As one of the largest subdivisions in Baton Rouge, Dr. Patel and his team knew Broadmoor Subdivision would be an ideal location. Langlois compiled an extensive list of sites from his commercial real estate database and presented his findings to Dr. Patel and his team. It became clear the team wanted to pursue Broadmoor Shopping Center.


Success was achieved through the acquisition of a pad site at Broadmoor Shopping Center. Langlois was able to accomplish the following for his client:

• The team toured four (4) real estate sites within the first ten (10) days of initial site selection meeting

• Multiple off-market opportunities were presented to Dr. Patel as a result of Justin Langlois’ extensive property database

• Successful negotiation of the sale of a pad site 6.65% below market rate for like-kind medical office in Baton Rouge

• The developer of Broadmoor Shopping Center adds another high-quality business and traffic generator to its development
