Continued Trend of Growth for Long-Term Client
Patient Plus Urgent Care has achieved tremendous success developing new urgent care facilities in the Greater Baton Rouge Area. When it came time to add another location to its growing list of medical clinics, Dr. Rubin Patel and his team again enlisted the services of Justin Langlois, CCIM.
Site selection in a market where a business has existing locations can be very challenging. Cannibalization and over saturation are at the top of the list of fears, and growth for the sake of growth is not always the solution. Where would Patient Plus find its next location consisting of a quality patient count in a tight 2-mile to 3-mile radius?
Justin Langlois worked with the development team at Patient Plus, targeting the Siegen Lane corridor in Baton Rouge, LA for its next location. Several properties were toured in the initial round of site selection and all were heavily vetted by the team. Ingress/egress, parking, visibility, full access by way of “right-in/out” and “left- in/out” were just a few of the many aspects considered. Determining traffic patterns by way of artificial intelligence was also very beneficial.
Due to its proximity to major shopping centers on Siegen Lane, convenient access to I-10, four (4) major grocery stores within 1.5 miles, and multiple schools in the surrounding area, Patient Plus narrowed its focus to three properties.
Success was achieved through the acquisition of a multi-tenant retail building. Langlois was able to accomplish the following for his client:
• The team considered six (6) properties within a few days of commencing its initial site selection
• Multiple off-market opportunities were presented to Dr. Patel because of Justin Langlois' extensive property database
• Successful negotiation with a discount of 15.45% off the list price was achieved
• Executed the sale of a building that allows Patient Plus to house its urgent care clinic and corporate office under the same roof
