SINGLE TENANT NET LEASE SALES
A single tenant net lease is a type of lease agreement in which an entire commercial property is leased to just one tenant on a triple net basis. Meaning that the tenant is responsible for property taxes, building insurance and most maintenance cost. This lease is most common with drug stores, restaurants, gas stations, and other types of businesses that occupy standalone buildings. The big advantages of this type of investment are long term tenants (10 – 20-year leases), predictable cash flows, built-in rent escalators, and 100% occupancy.
